How we help

Three ways we create value

The opportunity

Unlock hidden value

We help businesses and commercial property owners unlock hidden value, fill vacant spaces, and drive measurable foot traffic.

The solution

The right connections

Through strategic partnerships, vacancy activations, and customized action plans, we connect you directly with the right tenants, investors, and resources.

The value

Grow with guidance

Empower your enterprise to increase visibility, grow revenue, and secure vital funding and certifications with expert guidance every step of the way.

Beyond the lease

Matching is where our work begins, not where it ends. We keep the community connected and keep relationships growing.

Our community work

Property & Tenant Matchmaking

We connect property owners with qualified, high-fit tenants aligned with local demand. Demographic insights, foot-traffic indicators and neighborhood dynamics guide long-term leasing partnerships that minimize turnover and build lasting value.

Vacancy Activation & Pop-Ups

We turn inactive storefronts into neighborhood destinations with short-term activations, interim uses and pop-up installations. Landlords cut holding costs while new retail concepts get tested in high-potential markets.

Strategic Business Plans

Custom action plans for tenants and owners covering site selection, launch sequencing and growth targets. We guide you toward certifications such as MWBE that open new contracts and capital.

Foot-Traffic & Engagement

Targeted strategies that bring steady traffic to districts and individual storefronts. Consumer pattern analysis, corridor events and visibility upgrades turn passersby into regulars.

Cross-Marketing & Partnerships

Co-promotional networks and multi-merchant campaigns let neighboring businesses pool resources and share customers through joint initiatives, shared events and coordinated marketing.

NYC SBS Grant & Funding Navigation

We link tenants and property owners to New York City Small Business Services programs, capital grants, technical assistance and funding, and guide you through eligibility and applications.

The low-burden framework

Zero-capital infrastructure

NYC SBS Commercial Lease Assistance provides free lease templates and standard legal support. Vendors carry their own short-term liability insurance ($100–$250) naming the landlord as additional insured.

Easy-yes landlord onboarding

A plug-and-play staging opportunity: free visual activation of the space, zero liability, and more foot traffic to help land a permanent long-term tenant.

Instant pipeline activation

Our corridor assessment records surface ready-to-activate spaces and owner contacts on day one, skipping slow ground-level discovery.

First 72 hours

01DATA & OUTREACH
  • Filter corridor data: select the top 3–5 storefronts in good visual condition.
  • Onboard NYC SBS: secure short-term lease templates and the legal referral workflow.
  • Draft the pitch: a one-page outreach on free staging and zero liability.
  • Reach owners: request 15-minute walkthroughs.
OutcomeShortlist of target spaces, legal link ready, meetings requested.
02SETUP & SITE VISITS
  • Call for operators: launch an application for MWBEs, designers and creators.
  • Owner follow-ups: walk the spaces and confirm specs.
  • Verify risk protocols: confirm the insurance portal and certificate process.
OutcomeLive vendor application and verified site conditions.
03LAUNCH & PIPELINE
  • Announce: broadcast the call for pop-up operators across newsletters, social and merchant networks.
  • Distribute: share with business partners, MWBE groups and creative networks.
OutcomeAn active vendor pipeline and public awareness across the corridor.

Operational safeguards

Zero financial liability

Vendors buy their own short-term coverage online before receiving keys.

Pre-vetted legal terms

Agreements use standardized SBS short-term commercial lease templates.

Strict insurance checks

No keys until a certificate of insurance names the landlord as additional insured.

Facilitator, not leaseholder

Compass Ventures connects and coordinates. Owners and vendors hold the agreement.

Business inventory · Fort Greene & Clinton Hill, Brooklyn

Where is the retail?

Across four corridors, restaurants, delis and personal services dominate, and general retail barely registers. That gap is an opportunity: owners gain a clear story for the tenants they need, and retailers gain proof of unmet demand.

Counts show the top five business categories per corridor from a Compass Ventures field inventory.

Programming

Corridor events, merchant mixers and seasonal activations that give neighbors a reason to walk the block and find local businesses.

Mentoring

One-on-one guidance for emerging entrepreneurs and pop-up operators, from first lease to certification to growth plan.

Community enhancement

Streetscape and visibility improvements, shared resources and partnerships between merchants, residents and local institutions.

Our community commitment

Do Good Things

Our corporate social responsibility initiative. Through Do Good Things, Compass Ventures runs a free meal voucher program with local restaurant partners, so neighbors in need eat well and corridor businesses welcome new regulars. A commercial corridor is only as strong as the community it serves.
